Real estate ownership after a divorce can be handled in many different ways. In some divorce agreements, one ex-spouse agrees to pay the mortgage on a house while the other ex-spouse lives there as a form of alimony. In other agreements, one of the ex-spouses signs a Quit Claim Deed to remove all of his/her ownership rights. In any case you need the title changed.
To change the title, you will hire a title company, for a fee which will be $100 or more. It is very important to do a Title Search on any piece of property that you will own after the divorce. You want to ensure that you understand who has a lien (ownership right) to the property before signing any papers transferring ownership. The title company will do this title search and will help you complete all of the forms.
If you sign a Quit Claim Deed, this does not absolve you from the need to pay the mortgage if you are still a borrower on the mortgage. Who owns a piece of property is a separate issue from who owes the mortgage.
